We work with a number of insurance brokers who specialise in block and estate insurance, this allows us to obtain the most competitive quotes and can save clients considerable sums, which helps to keep service charges lower.

We also help place Directors and Officers insurance which is a vital policy which covers directors in the event of a claim against them for any reason.

We will liaise with Companies House and arrange the change of details to be kept updated.

We will take possession of the company books and make sure to register and update shareholders as and when required, submit annual accounts and register directors when appointed.

All accounts are available online at anytime for directors to see.

We can review the existing on-site contractors and maintenance agreements and see where we can save money or create better value.This could include a retender process on existing contracts and create bespoke specifications.

We can also undertake Section 20 (Landlord & Tenant Act 1985) prescribed consultations and subsequent major works for clients, from simple external decorations to large scale works. With nearly thirty years of knowledge with blocks and major building works you are in very safe hands.

Managing client and reserve bank accounts and reconciling these on a monthly basis, paying supplier invoices as required and then completing the annual accounts with your or our trusted chartered accountants.

Managing allocation of costs and fees is an important aspect of property management, particularly when it comes to ground rent demands. Ground rent is a fee that is paid by the leaseholder to the freeholder for the use of the land on which their property is built. This fee is typically paid annually or semi-annually and can be a significant expense for leaseholders.

As a fully managed client, you will have access to our 24-hour service, which means if there is an emergency or urgent issue in the evenings, weekends, bank holidays or even on Christmas Day, we will make sure you are answered and looked after.

Other Directors are inexperienced and we can take control of the management with only their oversight to ensure the Directors looking out for the best interest of their members/shareholders.

There is no such thing as a standard block of flats, each building and estate is different and needs a careful and confident management plan with both sides working together for the good of the block.

With our professional drone equipment we can access hard-to-reach areas such as roofs, exposed brickwork, guttering, tree canopies & other areas 
at any height which require specialist access in order to survey or keep a record of condition.

We use the latest professional drone equipment and we are fully licensed as commercial drone operators by the Civil Aviation Authority. The equipment is not a toy and the results are spectacular and just one of the innovative ways DHEM utilises technology in managing the block or estate.
