DHEM was established to work hand in hand with freeholders and block directors to achieve a seamless and professional block management service.

We believe that many estate and block management companies have lost their way with technology & act on a reactive, rather than proactive basis causing delays and additional administration. This often has a knock-on effect with poor communication, poor value for money and second-rate customer service.

Budgeting

We will work with you to create professional and realistic budgets in conjunction with all interested parties, taking into account any short, medium and long-term maintenance plans, existing estate contracts including items like cleaning, grounds maintenance, boundary treatments, window cleaning, car park maintenance, lift maintenance & access gates.

Contract & Major Works Administration

We can review the existing on-site contractors and maintenance agreements and see where we can save money or create better value.This could include a retender process on existing contracts and create bespoke specifications.

We can also undertake Section 20 (Landlord & Tenant Act 1985) prescribed consultations and subsequent major works for clients, from simple external decorations to large scale works. With nearly thirty years of knowledge with blocks and major building works you are in very safe hands.

 

Full Financial Management

We can manage client and reserve bank accounts and reconcile these on a monthly basis, paying supplier invoices as required and then completing the annual accounts with your or our trusted chartered accountants. 
Our bespoke software allows directors to log into our system to view bank accounts and invoices at any time. It will also allow easy access to all statuatory documents and reports including up-to-date fire risk assesments and insurance documents.

Surveying

With our professional drone equipment we can access hard-to-reach areas such as roofs, exposed brickwork, guttering, tree canopies & other areas at any height which require specialist access in order to survey or keep a record of condition. We use the latest professional drone equipment and we are fully licensed as commercial drone operators by the Civil Aviation Authority.

We have access to all types of building surveyors so that you do not have to phone around looking for the right person.

We use specialist drain professionals who can produce an annual CCTV drain survey. This allows maintenance when required rather than drains blocking or collapsing unexpectedly.

Right To Manage (RTM)

Many occupiers are sick to death of having no control
over the service charges, maintenance of the estate,
minor or major works and many other aspects of the
property.

There is a legal way to take back control and have
your say. It is called ‘Right To Manage’ and as long as
you meet the qualifying criteria, DHEM can help you set up your Right To
Manage at your block or estate.

Right To Manage (RTM) is one of many options to
take back control, Enfranchisement or Freehold
Purchase is another option.

We work with a number of insurance brokers who specialise in block and estate insurance, this allows us to obtain the most competitive quotes and can save clients considerable sums, which helps to keep service charges lower.

We also help place Directors and Officers insurance which is a vital policy which covers directors in the event of a claim against them for any reason.

We are happy to discuss and advise on additional insurance and whether that is relevant to your block.

We will liaise with Companies House and arrange the change of details to be kept updated.

We will take possession of the company books and make sure to register and update shareholders as and when required, submit annual accounts and register directors when appointed.

Are you used to a yearly walk round with your managing agent? We offer quarterly or twice yearly inspections as standard!

We can provide a review of the lease and confirmation of correct financial periods, service charge invoice dates, deal with breaches of the lease by leaseholders and provide professional advice to the client on their covenanted responsibilities.

A Managing Agents role today is extremely varied, from dealing with a plumbing emergency through to liaising with a concerned tenant.

Some clients will be very hands on and require only supervision and guidance.

Managing allocation of costs and fees is an important aspect of property management, particularly when it comes to ground rent demands. Ground rent is a fee that is paid by the leaseholder to the freeholder for the use of the land on which their property is built. This fee is typically paid annually or semi-annually and can be a significant expense for leaseholders.

As a fully managed client, you will have access to our 24-hour service, which means if there is an emergency or urgent issue in the evenings, weekends, bank holidays or even on Christmas Day, we will make sure you are answered and looked after.

Other Directors are inexperienced and we can take control of the management with only their oversight to ensure the Directors looking out for the best interest of their members/shareholders.

There is no such thing as a standard block of flats, each building and estate is different and needs a careful and confident management plan with both sides working together for the good of the block.
